We initially looked at our home in 2013 and debated about purchasing it since we noticed signs of foundation work. Dirt was piled all around the foundation. The house was built in 1986. When we were told the foundation work had been completed, and included a Lifetime Transferable Warranty from Olshan Foundation, we decided to purchase it. We also had a pre-buy inspection and it passed, all the doors opened and closed properly, and no exterior foundation issues were apparent.
About a year later we called Olshan Foundation because we noticed some exterior cracks in the brick, several interior doors were becoming hard to close, and interior cracks on the walls. Olshan came and did interior foundation measurements throughout the house, we were told our home was sinking in the middle. 😲😬
That is when we were informed that the previous owners had only done foundation pilings around the EXTERIOR PERIMETER! 😲 Olshan Foundation had advised the previous owners they also needed INTERIOR PILINGS to prevent future damage, but that was not done. The realtor should have caught that!
In 2016 we were quoted $30,000 to tunnel under our home to prevent tearing up the floors to install the interior pilings. We could not afford to do so at that time, so unfortunately the house continued to sink.
At our expense we hired a structural engineer to do an assessment of our property to see if we really needed to spend that much money to have the repairs done immediately. After his inspection, he recommended that we grade the terrain to slope away from the house, and have drainage gutters installed. We did what he suggested, but our home continued to sink. 🫤
In March of 2025 when the baseboards started separating from the walls, several larger cracks developed, and six doors would not close, we finally had to bite the bullet and spend $47,000 to have the interior pilings installed and several previously installed pilings adjusted. We wished we could have done it back in 2016 when the cost was much less!
Gerald Daniels was the Production Manager, he answered our numerous questions and provided some photos and videos of the tunneling process.
Humberto, the Crew Leader, and Fernando, his assistant and translator, were our primary points of contact. The first day they explained what was going to be done and answered many more of our questions. Fernando even took a video of the tunneling process when I asked him to. He was very willing to help and always very courteous.
Humberto, Fernando, Samuel, Carlos, Freddy, & Rodrigo worked very hard to tunnel under our foundation to add 20 interior pilings, they also adjusted several exterior pilings that were covered by the warranty.
Humberto would check the interior measurements frequently during the foundation adjustment process to ensure the doors were closing properly and measurements were even throughout. He also used his bobcat to spread and flatten out the dirt in our yard that came from the tunneling process. They trucked away the excess amount we did not want. We did not have the tunnels back-filled to make it easier to access for any future adjustments. (Hope not!)
They covered everything in our garage with plastic sheeting since they also had to dig through the concrete to add 3 pilings in the garage floor. They filled them with cement afterwards.
The guys did a great job & cleaned up the area too. It’s so nice to have all of our doors open and close properly, and several of the larger cracks even closed up significantly. 👍
Yes, our home looked like a disaster area and a construction zone during the process, but we stayed home and dealt with it.
One issue was the fact that they didn’t bring their own generator to prevent our power from tripping several times. I believe it might have been caused by moisture touching the tunneling jackhammer that was tripping our GFI. They didn’t bring a generator until the last day.
0n April 11th a structural engineer came to perform an inspection of the foundation work. He said all of the measurements are within specifications. 👍😊

The Olshan Foundation Repair Crew that was assigned to my house in Del Valle, Texas, was absolutely extraordinary. The crew chief, Carlos Cruz, led an exceptionally diligent team including Josh Garcia, Carlos Soto, Jose Sais, Luis Martinez, Antonio, and Roberto. Their mission, to dig and place supports in 15 spots around my house, was executed with incredible speed and precision. They accomplished this mammoth task in just three days of relentless, almost non-stop effort.
Carlos Cruz, the original crew chief and the subsequent chief Josh, took the time to meticulously explain how the pilings were placed, educating me on the entire process and providing much-needed reassurance throughout. On the final day, an independent inspector came to certify the job and privately commended the crew’s exceptional workmanship, signing off without a hitch.
While the process of digging created a considerable amount of dirt and debris, the team’s cleanup efforts left my yard looking astonishingly well-preserved. Witnessing their dedication was truly impressive.
Although this project was a significant investment, the peace of mind that comes with knowing my home’s foundation is now stabilized is invaluable. The lifetime guarantee offered by the company is a testament to their confidence in their work. I am now assured that my home will remain safe and secure for years to come.
