About Crawl Space Pros

Crawl Space Pros connects Metro Atlanta homeowners with licensed, insured crawl space contractors. We are a locally operated referral and dispatch service, not a franchise sales office.

How this works, and how we are paid

You call the number on this site. We ask what you are seeing, where the house is, and roughly when it started. Based on that and on your address, we dispatch a crawl space contractor who holds the Georgia license required for the scope of work and who covers your jurisdiction.

That contractor performs the inspection at no charge to you and produces the written scope. We are paid by the contractor, not by you, and that is worth knowing because it is the standard arrangement in this industry and it is rarely stated out loud. It means our incentive is to send you to someone who closes work. Our counterweight is that we publish the price ranges up front, so an inflated quote is visible to you before anyone signs anything.

If the honest answer to your problem is a $300 gutter correction rather than a $9,000 drainage system, we would rather the inspection say so. Several pages on this site exist specifically to tell you when not to buy something, including the encapsulation problems guide and the “when this is the wrong purchase” section on every service page.

What you can check before you let anyone under your house

Four things, and none of them require taking our word for anything: published line-item pricing on every service page, the name and address of the permit office for every city we serve, the specific Georgia code sections that govern crawl space ventilation, and the state licence register so you can verify any contractor who shows up at your door.

That is deliberate. A homeowner comparing three crawl space quotes usually has no way to tell which one is reasonable. Publishing the ranges and the reasoning is the fastest way to give you that footing, and it works whether or not you end up calling us.

Verify anyone, including whoever we send

Georgia requires contractor licensing for construction work above $2,500 in value through the Secretary of State’s licensing board. Ask for the license number, then check it at the Georgia Secretary of State license verification page. Ask for a certificate of insurance too. Any contractor who resists either question has answered your real question.

What we commit to

  • Response time. A crawl space specialist calls back within 60 minutes during posted hours, and by 9:00 AM the next morning for after-hours calls.
  • Written scope. Written scope and price before any work starts. Quotes are honored for 30 days.
  • Insurance. Dispatched contractors carry general liability and workers' compensation coverage; certificates are available on request before work starts.
  • No street address theatre. Service-area business. No storefront. Schema exposes addressLocality/addressRegion only. Never publish a street address that has not been verified.
  • Published pricing. Every range on this site is visible without a form, a phone call or an email address.

Where the numbers on this site come from

These ranges are a planning model built for this site, not a survey of what other contractors charge. It has three inputs. Material quantities are taken off a reference 1,400 square foot crawl space with 150 linear feet of foundation wall, priced at Metro Atlanta supplier list rates. Labour hours are costed against Bureau of Labor Statistics wage data for the Atlanta metropolitan area, where the mean hourly wage was $34.57 in May 2025. Permit fees come from the published schedules of the jurisdictions listed on this site. City factors are then applied for documented physical and procedural conditions: clearance height, soil and hydrology, bedrock depth, and permitting process. The model was assembled in August 2026. It is for budgeting. The binding number is the written scope produced after an on-site measurement.

What we offer in place of reviews

Transparent pricing, published first

Every service page shows line-item ranges and the local factors that move them, before you call. If a quote you receive falls outside them, you have something concrete to ask about.
