Have these ready

1. Your address, so we can confirm the jurisdiction and the drive.
2. What you are seeing or smelling, and roughly when it started.
3. Whether you have ever seen standing water under the house.
4. Whether a hygrometer reading exists. If not, that is fine, we bring one.
5. Any prior crawl space work, and whether it was permitted.
6. If you have another contractor’s quote, have it in front of you. We will go through it line by line.

What happens on the visit

1. We walk the exterior first, to read grading, downspouts and where water arrives at the foundation.
2. We enter the crawl space and log temperature and relative humidity.
3. We take wood moisture content readings at joists, girders, sills and subfloor.
4. We photograph every pier, defect, water stain, growth area and insulation condition.
5. Where a sag is reported, we survey floor elevations with a laser level.
6. You get a written scope separating urgent, near-term and optional work, priced line by line.

Typically 45 to 90 minutes on site.
